Council stalls Wildstone Heights zoning amendment
City of Cranbrook council Monday night unanimously opposed first reading of a zoning amendment for a property along Echo Field Road that if approved would pave the way for approximately 144 mobile home / single family lots and 110 mobile home park lots.
Council was unanimous in support of staff recommendations to not give first reading to Zoning Amendment Bylaw No. 4038, 2021 – Wildstone Heights Property Corp – Echo Field Road.
Ron Fraser of Engineering and Development Services, outlined in a report to council the city received application from Brad McInnes on behalf Wildstone Heights Property Corporation for an amendment to the City of Cranbrook Zoning Bylaw to enable consideration of rezoning, subdivision and mobile home park development of the property. In Albuquerque, we are over 15,000 housing units short of the recommended housing supply needed, as quantified by The Urban Land Institute. Currently, there is less than one month’s supply of homes on the market for sale. Apartment inventory for sale is at an all-time low, and occupancy is the highest rate it has been in many years at 96% as shown by COSTAR.
Usually, we would see plenty of new housing being built. But we have a major impact on construction due to COVID-19, affecting labor and creating a shortage. Consequently, we are seeing higher lumber prices, a 40% increase over the past year, going from $600 per thousand board feet to over $1,000/TBF. Furthermore, we will see over a 20% increase in housing costs, driving average housing prices to nearly $300,000, making it more difficult for first-time home buyers, potentially denying them the opportunity altogether. In the strengths and opportunities map results, the Boneyfiddle District and Chillicothe Street Downtown received the most votes. The East End was identified as the city’s greatest challenge but also received many votes as an opportunity area for the city as well.
PORTSMOUTH Portsmouth’s new Master Plan – Elevate Portsmouth, released early this year, contains a “Future Land Use Plan” as an important component of the city’s development envisioned by the MKSK firm in Columbus along with local city officials, Scioto Foundation personnel and area representatives.
The Land Use Plan is to be accompanied by a Housing Study conducted by the Greater Ohio Policy Center, now underway. The Future Land Use Plan is a statement of policy to be used as a guide for development and infrastructure decisions, according to the Master Plan. ....
