Well, lets start with the fact that no association wants to foreclose. And good associations maker for closure the very last step they take in an attempt to collect the delinquent assessments. Every
Association Board<\/a> is made up of homeowners volunteering their time their community. And they understand that a lost job, unanticipated medical bills and other things effect peoples lives and most of them will work with that owner to figure out a way to set up a payment plan, to come to . Other arrangement. The situation in nevada is a little different. Here we are talking about a bank that chose not to fore close and chose no to foreclose for an extended period and i guess i have to take issue with the previous report. They had plenty of opportunities to do just that. And chose not to. So, yes, the
Association Board<\/a> has a legal responsibility and frankly an he want cam responsibility to protect every home own never that community. Not just one individual. And it does affect the association when banks foreclose on these homes, where a home within an association is foreclosed on. Explain how that actually affects the community. Well, if you look back to what happened in the reception in 2008, 2009, and beyond, 10s of thousands of associations suffered dramatically. They had to find ways to cut costs. They had to find ways to do more with less. More importantly, associations are set up as nonfor profit copses so they dont budge notes a surplus, they basically say this is how much money we need. We divide that up wrong all the owners of the association. So if one person or two people dont pay their assessments, the other owners are going to have to pay more. Thats rule the circumstance that drives having to make some of these hard decision decisionn communities. They have to pick up all that slack and sometimes it can be a lot of money as el. All right, we contacted the mortgage bangers association and asked them about their rea, to nevada
Supreme Court<\/a> ruling and say it could hurt local real estate markets. Considering this new risk, and in the absence of legislation or other clarification, loans can be expect the to be less available for certain hoa properties or costlier for consumers. Are those concerns justified . I certainly understand the
Mortgage Bankers<\/a> concerns because they have been very good over the last six or seven years about prior tieing profits and socializing expenses and liabilities. And this is just another case. The longer they the longer they hesitate to foreclose, the longer somebody else is paying the bill. Because once they do foreclose, they are now legally bound to pay the assessments, pay the property taxes and to maintain the property. This doesnt make any sense, for two reasons, one of which is the nevada courts decision in fact reflects more than 100 years of property law all across the

You are trying maneuver this tiny box, its a 220pound thing, imagine trying to put a refrigerator basically on this rock which is really just a few kilometers around, its like a big statue ripping through space, and you are trying to put this thing down on it. Its not like trying to land on a planet, something smooth and predictable as the moon or mars, this is a very forbidding environment. Its, are you unpredictable, jag he had, all kind of things they could have done in putting it down, they could have flipped it over. Whats really crazy not only did they have to fly the rosetta probe all wait there, 10 years to get there. But then the rosetta has to release the hand lander and let it go on its own no control over the lander once they release it, over a course of seven hours that, thing which is 10 years old, minds you, older than the phone that you have in your pocket that thing managed to maneuver itself in position and land on this target that has no gravity whatsoever without necessarily bouncing off, its pretty unbelievable. A couple of interesting things i read, one that the comet is shaped like a duck. And two, that they have th ed to use the gravity of mars and earth to sort of slingshot it onto the thing. Thats exactly right. So it is like a duck. That is a great way to describe it. It is they dont know whether its two ancient objects that somehow smashed together and formed this shape or whether its slowly eroded over the time to the shape it is, its it is like a huge rubber ducky kind of sculpture and the lander is sitting sort of on the head between the head and shoulders of that duck. And, yeah, i mean, they did have to take this incredible route to get there. You cannot propel any object straight to something as far away as this particular comet. They had slingshot around the earth and around mars and other celestial body to his pick you want speed to whip it out all the way over there. So even though the comet is only only is the wrong word, 300 million miles away it had to travel over 4 billion miles to get there. So its just this incredible journal that i it took over the course of, as you say, 10 years. Besides it just being a really cool concept, why does it matter that we can land a space craft on a comet . Sure. A comet is just very different than anything we have been able to get this close to before. Comets are made of the most ancient stuff of the solar system they come from a time before time. And so you are really getting an opportunity to get up close and personal with organic mall call that his they have not been able too inspect before. You get to see what its made of they suspect it has a certain amount of methane and ammonia and other things in it.
