JLL Names New Co-Lead for Capital Markets - Banker & Tradesman

Senior Managing Director Brett Paulsrud has been named co-head of JLL Boston’s capital markets team, following a 15-year commercial real estate career in which he’s been involved in over $10 billion in transactions.
Paulsrud joins Senior Managing Director Lauren O’Neil as co-head of the team, which oversees debt and equity placement and investment sales.
Executive Managing Director Coleman Benedict will remain on the Boston leadership team and continue in his role as co-lead of JLL capital markets’ national investment sales advisory business, a role that he began in early 2021.
“After nearly a decade of leading the Boston Capital Markets team, the time is right for the next generation to step in,” Benedict said in a statement. ....

Boston flex portfolio acquired by local buyer for $10.4M
BOSTON, Feb. 25, 2021 - JLL announced today that it has closed the $10.4 million sale, arranged $16.1 million in acquisition and redevelopment financing and has been engaged to lease the two-building flex office and R&D portfolio totaling 170,146 square feet at 3 and 8 Federal Street in the northern Boston suburb of Billerica, Massachusetts.
JLL marketed the property on behalf of the seller, and procured the buyer and borrower, Boston-based Rhino Capital Advisors LLC (Rhino). JLL worked on behalf of Rhino to place a floating-rate loan with Bank of New England. Loan proceeds will be used to purchase the assets in addition to repositioning 8 Federal Street. Rhino has also engaged JLL to lease the portfolio. ....

JLL Capital Markets issued the following press release
JLL Capital Markets announced that it has arranged a $33.56 million refinancing for Saugus Plaza Shopping Center, a 208,500-square-foot retail center in the inner Boston suburb of Saugus.
JLL worked on behalf of the borrower, Finard Properties, to place the fixed-rate loan with HarborOne Bank as agent and Salem Five as co-lender. Loan proceeds will be used to build out the grocery space for a national credit grocery to open at the center in 2022.
Under the long-term stewardship of Finard Properties, Saugus Plaza Shopping Center has demonstrated exceptional historical performance and will add the new grocer to an already diverse mix of national and local tenants, including Petco, Kohl’s, Carter’s, Dr. Dental, Title Boxing and Work-N-Gear. ....
