The average UK house price rose by 0.1 percent month-on-month in April, after a fall of 0.9 percent in March, according to an index.
Affordability constraints are a significant challenge, the bank said, as its index showed the average property value rose by 0.1 month-on-month.
Nationwide's latest House Price Index showed that while the cost of property fell month-on-month, the annual rate of change slowed too.
Home sales across the UK also increased in March, for the third month in a row.
The number of mortgage approvals made to home buyers jumped in March to the highest level since September 2022, according to Bank of England figures.
