How is "Greed is Good" Working out for Los Angeles?

greed, as put forth by Gordon Gekko in the 1987 film
Wall Street. It comes from our economic system’s DNA, regardless of our personality types.
This is obvious when we place Los Angeles under the microscope. Separate decisions by thousands of institutional and private investors, supported by City Hall enablers and cheered on by advocates and apologists, are bringing LA to its knees.
True, these local officials have been dealt a bad hand, which they then played badly. Enormous political and economic forces have buffeted the entire country, including Los Angeles. These dedicated operatives of the Urban Growth Machine, played their part well in this drama, unconsciously ushering in three devastating crises.  ....

Pathway to a Dystopian Los Angeles Revealed in My Conversation with a Local Fauxgressive

Pathway to a Dystopian Los Angeles Revealed in My Conversation with a Local Fauxgressive
Details
PLANNING WATCH-In previous Planning Watch columns I debunked the claims of YIMBY (Yes in My Backyard) groups.
I wrote they should more accurately be called WIMBYs (Wall Street in My Backyard) because their free-market proposals front for corporate real estate interests. As for the YIMBY/WIMBY promises of cheap housing and increased transit ridership, send a text message if you ever stumble on it.
In last week’s column I upped the ante when I wrote that
fauxgressive is a better label than WIMBY for these modern-day alchemists, since they endlessly search for a magic formula that can transform rundown neighborhoods into urban utopias through private investment. This is because in Los Angeles and elsewhere, these followers of urban Reaganomics have rebranded themselves as “progressives.” Despite this deceptive packaging, the ....

The Gift that Keeps on Giving: Los Angeles Time Still Inflates Real Estate Bubbles

PLANNING WATCH-The Los Angeles Times has changed ownership several times in recent decades, but its support for speculative real estate bubbles has never wavered.
This was on full display in its recent editorial, “L.A. can begin to solve its affordable housing crisis in 2021.” The article’s essence was that the update of LA’s Housing Element – a section of LA’s rickety General Plan should be used to increase the market value of private parcels through widespread up-zoning. In short, if real estate developers could build larger, taller, denser buildings on in-fill sites, the market values of these parcels will soar. Property owners can then either flip their property to pocket this windfall, or they can invest in expensive apartment buildings for long-term profits. Either way the LAT’s zoning deregulation proposal enriches them.  ....

Here Come the Fauxgressives! The Latest Incarnation of Wall Street in My Back Yard (WIMBYs)

In the
red states they reported that when business interests got their tax breaks, rescue packages, and roll back of government regulations, they supported the former president’s political base of anti-abortionists, anti-maskers, anti-vaxxers, firearm fanatics, nativists, and assorted racists. Well-known Trump political donors, such as the Walton, Mercer, and Adelson families, plus another 58 billionaires identified by Fortune Magazine, bit the bullet in exchange for trillions in Federal government wealthfare.
But, in the
blue states few pundits have described a similar process. Major commercial interests stomach the Democratic Party’s liberal base as long as it votes for candidates who support the arms, hydrocarbon, and real estate industries.  At the local level this is painfully obvious since 60 percent of all investment assets are in real estate holdings. These ....
