NYC Rent Guidelines Board Casts Preliminary Vote to Raise Rents

In a preliminary vote Wednesday night, the city board approved a proposal to increase rents on stabilized apartments and lofts by 0 to 2 percent on one-year leases and 1 to 3 percent on two-year leases. Last year, the board froze rents to alleviate the pandemic’s impact on renters. The proposal, introduced by Chair David Reiss also called for a rent freeze on rent-stabilized hotels, approved with a 7 to 2 vote. The initial vote provides a window into which direction the nine-person board composed of two landlord, two tenant and five public representatives will lean in the final vote June 23. 258 2 minutes read Liberation photo. Around 250 tenants and advocates gathered in the northeast Bronx on March 11 to continue the fight to cancel rent in New York City. The Bronx is home to one of the highest populations of working-class renters in the city, in addition to being hit hard by the COVID-19 pandemic.  Organizers rallied then marched to the office of New York State Assembly Speaker Carl Heastie, demanding action from legislators to prevent an eviction wave that will come if rent is not canceled for all tenants. Heastie has downplayed the housing crisis. The action was organized by Housing Justice for All, Community Action for Safe Apartments, the Northwest Bronx Community and Clergy Coalition and others. There, tenants explained that the injustice of an already unacceptable housing situation has been exacerbated by the pandemic. And demanded action from the government.

Ben Fractenberg/THE CITY When the state Legislature passed the Emergency Eviction Act at the end of last year, nearly all eviction proceedings were paused for 60 days. That pause ends on Friday, Feb. 26. After Feb. 26, pending eviction cases can start moving forward again in court and new cases can be filed unless a tenant submits a hardship declaration form to either the court or the landlord. That means any tenants facing eviction who haven’t filled out this hardship declaration could start hearing from the courts and landlords can start new cases against tenants behind on rent who haven’t filed a declaration.
