Industrial space demand outweighs supply across Charleston region

Companies around the country are clamoring for industrial space in Charleston, but the demand far outweighs the area’s current supply. 
As of early May, the vacancy rate was under 5%, which signals that Charleston needs more space, and fast, said Milton Thomas, managing principal at Lee & Associates. 
He believes the S.C. Ports Authority’s leadership and the $220 million Walmart import distribution center in Ridgeville are paving the way for the growth.
“I think with Walmart locating here, that has triggered a lot of interest from other large businesses,” Thomas said. 
Manufacturing, distribution and ecommerce companies are actively looking for buildings within 30 miles of major economic drivers, including the Port of Charleston. Speculative buildings range anywhere from 50,000 square feet 1 million. A lot of that interest is coming from companies in New York and New Jersey, Thomas said. ....

New laureates inducted to S.C. Business Hall of Fame

Three business leaders from the Lowcountry and Upstate were inducted into Junior Achievement of Greater South Carolina’s S.C. Business Hall of Fame in recognition for their integrity, leadership, respect and history of civic achievement.
Last week’s announcement followed a live-streamed event honoring Marva Smalls, executive vice president of public affairs, kids and family entertainment, as well as the global head of inclusion at ViacomCBS Media Networks; Frank Warner Brumley, CEO of the Daniel Island Co.; and Richard Pennell Jr., president and CEO of Metromont Corp.
“As visionary business leaders with a strong commitment to the community, these S.C. Business Hall of Fame laureates serve as role models to current and future generations, inspiring them not just to excel but to give back,” Casey Pash, president and CEO of Junior Achievement of Greater S.C., said in the announcement. ....

Fueled by good schools, North Charleston growth in Dorchester County exceeds expectations

NORTH CHARLESTON — After the closure of the Charleston Naval Base in 1996, North Charleston turned its attention beyond that eastern stretch along Rivers Avenue and sought opportunities for expansion.
The city eyed the corridor along Dorchester Road, envisioning the largely untapped terrain as a place where people could live and work in the same area.
Those plans have exceeded expectations.
The Dorchester County section of North Charleston is one of the city s fastest-growing areas, adding thousands of residents, hundreds of homes and apartments and many major businesses in the past decade.
