Real estate investment manager Savills Investment Management (Savills IM) has launched its first pan-Asia income and growth fund with a targeted investment volume of 1 billion euros ($1.2 billion).
The total investment volume will include a maximum debt ratio of 60% at the fund level, Savills IM said in an announcement. The firm has secured the first close for the vehicle, Savills IM Asia Pacific Income and Growth Fund (APACIG), at about 95 million euros ($115 million).
APACIG will focus on core-plus investments, with the potential to offer co-investment opportunities, Savills IM said. The fund targets an IRR in the region of 8-10%, with investments focused on assets including offices, logistics/industrial, retail and residential in Asia Pacific’s developed markets and key gateway cities. ....

Savills Investment Management has launched a pan-Asian income and growth fund with a short-term target of becoming a €500m vehicle, following a first close of US$117m (€97m).
The Savills IM Asia-Pacific Income and Growth Fund (APACIG) will focus on income and value-add opportunities over four primary markets and a number of secondary markets in Asia-Pacific.
Greg Lapham, who has been appointed head of investment, Australia, for Savills IM, and is managing APACIG, told IPE Real Assets: “We continue to have discussions with investors, and these will likely lead to more capital.
“We have more than two years left in our capital raising period. Hopefully, this will be a circa €500m fund.” ....

Savills launches Asia property fund | Asia Asset Management


Savills Investment Management has launched its first pan-Asian property fund with an initial fundraising of US$117 million, and an investment target of around $1.2 billion, including 60% financed through debt.
According to the UK property manager, the Savills IM Asia-Pacific Income and Growth Fund has a core-plus investment strategy, investing in lower risk assets with stable income flow. It has a targeted internal rate of return of 8%-10%.
“The fund targets sector diversity and will include offices, logistics/industrial, retail and residential. The target total investment volume is at approximately $1.2 billion including a maximum debt ratio of maximum 60% at fund level,” Savills says in a statement on May 12. ....
