RXR Realty goes after Ralph Lauren for $2.6M in back rent at Starrett Lehigh building

RXR was ready to start the demolition work on Aug. 6, but a Ralph Lauren representative contacted the developer July 28 and asked it not to move forward. The retailer instead asked RXR to issue it a credit equal to the cost of the work, which RXR estimated was about $440,000, according to the suit.
Ralph Lauren never responded to RXR’s estimate or to a letter RXR sent the company Sept. 3, the suit says. Its sole reply came Oct. 19, when Ralph Lauren said it was no longer obligated to expand on the fifth floor, citing “the doctrines of ‘impossibility’ and ‘frustration of purpose,’” the suit says. ....

RXR Realty announced that celebrated restaurateur and award-winning chef Marcus Samuelsson will lease over 5,000 s/f in the base of the Starrett-Lehigh Building in West Chelsea for new restaurant and culinary concept.
The Starrett-Lehigh Building is a landmarked Manhattan property, encompassing a full city block between 11th and 12th Avenues and 26th and 27th Streets, with 2.3 million square feet of office and retail space.
Samuelsson’s restaurant will be located on the corner of 26th and 11th Avenues, with outdoor entrances as well as an interior entrance for direct access from Starrett-Lehigh, making a new culinary experience available to office tenants and patrons. ....

New York City’s apartment market continues to struggle after a tumultuous year, but the Big Apple’s losses may be driving suburban gains. Developers in Stamford, Conn., about 30 miles northeast of Manhattan, are reporting robust leasing demand, much of it from New York residents decamping to more affordable and spacious areas.
Building and Land Technology (BLT), the owner and developer of Stamford’s master-planned Harbor Point neighborhood just south of the central business district, says that new leases have surged since March of last year. Relocating New Yorkers make up one in three new renters in the sprawling development. ....
