Ambitious plans to deliver rail hub, hotel and restaurants

AMBITIOUS plans to deliver a new rail hub surrounded by a hotel, restaurants and shops are firmly on the table – but funding will be needed.
Warrington Borough Council is progressing feasibility and masterplanning work for the proposed Bank Quay Gateway, in conjunction with Homes England and Cheshire and Warrington Local Enterprise Partnership (LEP).
Homes England is progressing the first part of this through its framework at the moment and has committed £70,000 towards the work.
An application has been made to the LEP for £50,000 of funding, which is expected to be approved shortly. ....

Warrington Council is to approve the relocation of the town’s bus depot, which would then free up land around Wilderspool Causeway for the creation of up to 1,300 homes.
Plans for a new-build bus station on Dallam Lane, proposed by Wire Regeneration – a joint venture between Warrington Council and developer Langtree – were approved in 2019.
As well as more than 1,000 homes, Wire Regeneration’s vision for the Southern Gateway of Warrington includes a commercial area fronting the south side of Bridgefoot and the River Mersey, enhanced public spaces, and a hotel.
Approval by the council’s cabinet is the next step required to progress the redevelopment of the Southern Gateway area. ....

Warehouse REIT has swooped for two Warrington buildings as part of an £18.6m four-asset deal, while Stenprop has acquired the multi-let Otterwood Square in Wigan for £1.67m.
The AIM-listed REIT, which is billed as focusing on “e-commerce urban and last mile industrial warehouse assets,” has bought 1 Kingsland Grange, Warrington, a 71,000 sq ft business park property three miles from Warrington town centre, close to junction 21 of the M6.
The property is currently let to a global supplier of high-performance plastic compounds.
Warehouse REIT has also bought a 42,000 sq ft warehouse, let to Selco and UK Storage Company, in Milner Street, within Warrington’s Bank Quay Gateway Quarter. ....
