Lenox convenience store plan clears historic commission scrutiny


LENOX — A plan to transform the Hoff’s Sunoco full-service gas station and repair facility into a modern convenience store, including two self-service filling islands with four pumps, has cleared its final hurdle and appears to be heading toward final approval.
But, several minor speed bumps remain before construction can begin.
The town’s Historic District Commission on Tuesday gave its unanimous thumbs-up after hashing out design details based on the latest site plan, based on the Fire Department’s approval of bollard vertical posts surrounding propane tanks.
Committee members also still want to see the specific color and samples of the brick-veneer facade to keep the new store in harmony with the historic character of the downtown, as outlined by Commission Chairman Jason Berger. ....

Shakespeare & Company cleared for second outdoor stage


LENOX — Shakespeare & Company has a green light to add a second outdoor stage for live performances with audiences this summer and beyond.
The newly approved 300-seat stage, called the Roman Garden Theatre, measures 110 feet by 80 feet. It will replace a simple slab that hosted small-scale performances and actor training sessions.
Like the New Spruce Theatre, a 500-seat outdoor amphitheater that gained a special permit from the Zoning Board of Appeals in December, the Roman Garden will operate during daytime hours from Memorial Day weekend through the Columbus Day weekend.
At the Zoning Board of Appeals meeting April 7, attorney Lori Robbins, representing the theater company based at the 33-acre 70 Kemble St. site, noted that the troupe had to cancel its entire season last summer, and is set to stage ticketed performances outdoors only during the upcoming season. ....

Legal hurdles cleared, Lenox project focus shifts to financing, construction


No appeals were received during the 20-day window after the decision was filed at Town Hall.
The plan, first unveiled for the town’s Historic District Commission in November 2019, has cleared all legal hurdles. A lawsuit against the Winstanleys and the Zoning Board of Appeals filed last February by local architect Jim Harwood has been withdrawn.
The project calls for renovation of the 1790 Northrup House, formerly the site of the now-closed Winstanley Associates marketing firm, and the construction of three new buildings on the 3.26-acre property at 114 Main St.
The ZBA first approved a site plan and special permit in January 2020, but it had to revisit it and issue a final decision under an order from Berkshire Superior Court in response to the original Harwood appeal. ....

Lenox clears way for first retail marijuana shop


LENOX — The town’s zoning board has cleared the way for the first of only two adult-use recreational marijuana retailers allowed in Lenox.
At a remote meeting Wednesday night, the Zoning Board of Appeals voted unanimously to approve a special permit and the site plan for hotel entrepreneur Navin Shah’s Krishna Lenox LLC shop in a retail complex opposite the intersection of Pittsfield and Holmes roads. The 439 Pittsfield Road (Route 7 & 20) building is owned by Eric Taylor and also houses Papa John’s pizzeria, Electra Cafe and Berkshire Dogs Unleashed, the newest tenant.
Shah had withdrawn a proposal for his original location at his long-vacant restaurant building at the entrance to the Lenox Commons mixed-use development after opposition surfaced from condo owners at the 55 Pittsfield Road site. ....
