They are been a shift, much more interested in that asset cash than they used to be. To use your baseball analogy, we are in the early innings of a fundamental shift. This applies to Institutional Investors broadly, also Insurance Companies and pension funds, who have a significant component of their Overall Investment in fixed income, which today earns a very low yield. We think for the for seeable future will continue to earn a very low yield. Theyre moving that from fixed income to real assets, including real estate. Left. The Office Market here has been very strong. You can see that in our results. We are excited about this decentralization theme, which you have seen in london and new york, and starting to see it strongly in hong kong. Mall opened late last year, and so far, so good. We have great anchor tenants sacnd sacks this avenue, avenue, and a movie theater. It is a game changer for that city. The world has been kept alive by centralbank largess, by the bond buying programs. They have not been successful in raising inflation. We have had a couple of blips in the last couple of years.
