Most people do in washington. It is a law thats capping the budget for 2017 and operating what we call a continuing resolution. We dont have a 2017 budget so we have a continuing resolution that holds us to 2016 budget levels. He has come in with and needs to change the law. To change the law you have to get the senate to approve it and need the filibuster rule to bust it because domestic spending is being cut complementary to defense increases, its unlikely that they will approve it. So despite the fact that the president is talking about defense increases, those increases in the near term are unlikely. The senate armed san services mentioned to me yesterday. Maria he thinks hes going to raise money for defense spending and its not happening. Its not getting there. If the military does not get a lot more money than currently permitted by law, it would need to scale back strategy with dealing with overseas threats. Jack we have two major problems. It doesnt have enough money for pilots to fly and to keep the force ready and the second thing thats happening is we are not modernizing the military to keep up with our adversaries capabilities that they are developing. They are close today our capabilities and in some cases, they are beyond our capabilities which has never happened since world or 2. Those are the two things that happened. We are not ready to fight and we are not going to be ready to fight in future if we dont put more money into this account. Maria most people do not recognize the severity of this at all. Mcmasters are going to have to sit around with omb director and have them lay out whats really going on here and what the expectations are. The president has an agenda, clearly top priority to increase the Defense Budget and increase support for the military and likely not going to happen in the near term. Maria wow, you have mentioned before that 70 or 50 to 70 of our planes in the navy are not ready. Wrack jack 50 to 75 of the airplanes are not ready to go. Thats absolutely stunning. Maria thats stunning. Jack only onethird of the armys 58 combat brigades are ready to fight now. What the American People have to understand, you want to fly airplanes so many hours a month to maintain proficiency and keep the spare parts, all of that costs money and they need to money to be be able to do that. Maria what are some of our allies doing. You said we are not keeping with our allies in terms of technology, what do they have that we dont have . What is happening the russians they developed a new tank with twomen croup and better protection on a tank that weve got on ours, theyve had a Second Generation protective system on their tank, incoming round. What do you think happens to real estate under president reagan . Characterize his policies and the impact to expect on real estate. Well, i dont really think President Trump is going to make any significant changes. Though where his policies are going to make any significant changes in the real estate world. I think that right now everybody is kind of confusing real estate and infrastructure and kind of mixing them together. I think his intent in the infrastructure space will make a very significant difference and they really will depend upon his ability to change the way in which the permitting process gets done. You know, some great philosopher, one of the Supreme Court justices said you know, justice delayed is justice denied and we see that in almost every infrastructure question. The question is, can they change the process, create deadlines come and force deadline so that you dont end up with 20 year period in order to get a bridge fix. I think you make a really good point. The president is focused on infrastructure. Thats where you see the impact. Broadly speaking when you speak about tax reform and look at the rollback and regulations making permitting easier, does not Impact Real Estate as well as the broader economy . Do you expect an impact . I think theres a lot of potential impact from President Trumps policies. I think real estate is probably a lesser arena than in other areas. But President Trump can do to reverse a lot of the policies of the last eight years that led to gross, that is his challenge. Thats his opportunity. Interest rates are going up. The set is accelerated in the case this year. Does that have any knock on effects . Theres no question that if you think about real estate and income vehicle, therefore it is always supposed to the riskfree rate of return. Interest rate going up are going to have some impact. On the other hand, i was say to you that over the last eight years where weve had extraordinarily low Interest Rates, weve also had extraordinarily low. Of urgency. You know, at 1 , which you to do yesterday, you can do tomorrow. And so, that affects the way people make decisions. I have not thought that lower Interest Rates have been beneficial for theyve been so low as to not be beneficial to the economy. This commercial boom we saw last year has legs are we going to see more building and prices continue to rise . Maria deceived by them way mall struggling retailer struggling. This asset for us. You absolutely look at the real estate business. They are suffering because we are going to a very disruptive. And more and more online is taking away retail sales. There is much frankly that i can see on the horizon thats likely to change that. And therefore strip centers are probably going to be okay. The very high and malls will continue to be the new definition of downtown and Everything Else they think will suffer accordingly. Outside of that, weve got a pretty significant going on right now in terms of new construction. Multifamily, building more multifamily in 2017 then we have private lives since the turn of the century. We are building more hotels and with built in 10 or 15 years. The Real Estate Industry as a whole i think is pretty healthy. Their risk frankly is oversupply. An outcome of the Real Estate Industry is not exactly same as and i can imagine why this would be any different. Dagen which areas in most danger . Hotels . Yeah, probably. I mean, the multifamily oversupply situation is pretty significant, but so does the demand side. For 20 years, weve built a million singlefamily homes every year and sold them. At the depths of this great recession, i think singlefamily home dropped to 350,000. I think today we are probably close to five v. So there is still a pretty significant gap in the singlefamily debt is not being recovered and you see a lot of guys do it with starter homes and how young people have chosen are not chosen to participate in the Real Estate Market going forward. It that is the amount of capital that exists is very significant. And wanting to go to china. No, no, internal capital. Okay. In other words, maybe not the kind of capital that you and i would think is good capital i. E. , local you know political borrowing monday to invest in money making operations. But there is no shortage of capital in china. And, therefore, at the foreign investor generally speaking is. Priced out. Priced out jay what about mexico sam the possibility that we renegotiate nafta as well. Well, i think that there is a lot of case to be made for the renegotiations of nafta i think it is important to understand that we trade policy but nafta was 50 trade, 50 Foreign Policy. But if effect it is being charged against you know against the normal trade agreement when in fact it was a policy agreement. You built a bridge in mexico.
