Conditional permit materials indicate a proposed "development of a fulfillment center with mixed retail goods (823,173 square feet) and reconfiguration of some of the parcels." "Much of the site is undeveloped," according to a Project Mango narrative filed with the county. However, three existing single-family structures and a private roadway are also in the project's footprint. As word spread about the project, speculation swirled about whether the capital could see its first Amazon facility.
