Point out that the first year rent of 257,400 for the first floor, is an increase of 134,827 or 110 percent, that is compared to the current of 122,523 on the second floor where it is now. This increase is due to a 47 percent increase in the rent per square foot as shown in table two and that is on page 74 of our report. And based on fair market value and an increase of 33,320 square feet that is a 43 increase in square footage.
