[뉴스토마토 최용민 기자] 지난해부터 이어져 온 제로금리 기조가 올해에도 지속되는 가운데, 상업시설 등 수익형 부동산 분양시장이 활기를 띠고 있다.

우선 거래량 증가가 눈에 띈다. 한국부동산원이 발표한 ‘월별 건축물 거래현황’ 에 따르면 올해 1분기 전국에서 거래된 상업 ? 업무용 부동산 거래량은 총 8만6335건으로 조사됐다. 이는 전년 동기 거래량인 8만2960건 대비 4% 가량 증가한 셈이다.

수익률도 오름세다. 올해 1분기 전국의 중대형?소규모?집합 매장용 투자 수익률을 분석한 결과, 집합 매장용 (1.44 → 1.38) 을 제외한 중대형 매장용 (1.38 → 1.69) 과 소규모 매장용 (1.21 → 1.48) 의 투자 수익률이 전 분기 대비 큰 폭 오른 것으로 확인됐다.

이 같은 흐름 속, 신규 분양에 나서는 상업시설도 좋은 반응을 얻고 있다. 일례로, 올해 1월 서울 중구에서 분양한 오피스텔 ‘힐스테이트 청계 센트럴’ 단지 내 상업시설은 계약 한달 만에 모두 주인을 찾으며, 업계의 화제가 된 바 있다. 아울러, 5월 서울 서초구에 공급된 ‘엘루크 반포’ 역시 오피스텔과 상업시설이 일주일 만에 계약을 완료했다.

업계에서는 저금리 기조에 따른 풍부한 시중 유동성이, 상업시설 등 수익형 부동산 분양에 긍정적으로 작용하고 있다는 분석을 내놓고 있다.

실제, 한국은행이 발표한 ‘2021년 5월중 통화 및 유동성’ 에 따르면 올해 2월 기준 광의통화량 (M2) 은 3385조원 규모로, 전월 및 전년 동월 대비 각각 0.6%?11% 증가한 것으로 조사됐다.

이러한 가운데, 현재 전국에서는 상업시설 분양이 활발하다. 도원레이크는 경기도 시흥시 시화 MTV에서 ‘이비자 가든’ 을 이달 중 분양할 예정이다. 스페인의 이비자 섬을 모티브로 한 이국적인 상업시설로 구현된다. 아시아 최대 규모 인공서핑장인 웨이브파크가 지근거리에 위치해 서핑객 등 관광객 소비층 흡수에 유리한 조건을 갖췄다. 아울러, 바다와 웨이브파크 조망이 모두 가능한 옥상 루프탑 공간이 조성돼, 방문객들에게 이색적인 경험을 선사할 전망이다.

태영건설은 경기도 고양시 향동지구에서 ‘라트리에 DMC’ 를 분양 중이다. 북유럽 핀란드 콘셉트가 적용된 자연친화 상업시설이다. 자연과 숲을 형상화하는 조형물이 곳곳에 설치되며, 핀란드의 대표 건축가인 에로 아르니오 및 알바 알토의 퍼니처도 도입될 예정이다. 스텝 가든?지혜의 숲?빅테이블 등의 힐링 공간도 조성된다.

현대엔지니어링은 경기도 부천시 소사본동 일원에서 ‘힐스 에비뉴 소사역’ 을 분양 중이다. 1호선 및 서해선 소사역이 가까운 멀티 역세권 상업시설로, 지하철역 이용객 등 풍부한 유동인구 흡수에 유리한 조건을 갖추고 있다.
