AbCellera proposes major office and lab expansion in Mount Pleasant in Vancouver

Based on the application submitted this week, the Vancouver-based biotechnology company is proposing to redevelop 110 West 4th Avenue a half block site at the southwest corner of Manitoba Street and West 4th Avenue, currently occupied by A&B Partytime Rentals into a 151-ft-tall, nine-storey building with 221,343 sq ft of total floor area.
It will be designated as the rapidly growing company’s global headquarters.

According to the development team, the municipal government chose the developers to acquire and redevelop the property based on PC Urban Properties’ experience in the area with building office and creative industrial projects, and heritage revitalization. The property’s latest assessed value is $41.6 million, with $41.2 million for the 30,000 sq ft of land and $400,000 for the structures.
The project name T3 stands for timber, transit, and technology. The location is about a four-minute walk from SkyTrain’s future Mount Pleasant Station at the intersection of Broadway and Main Street. ....

The tower’s name, Prototype, is intended to be a model for future tall wood housing projects, including showcasing the cost effectiveness, the minimal construction elements required for each floor, and the quicker construction process compared to conventional methods.
The project design team comprised of Henriquez Partners Architects and Glotman Simpson is exploring the use of two mass timber hybrid systems. One system uses cross-laminated timber (CLT) panels in a way that reduces the cross-sectional area, while the second system is a post-beam-panel system comprised of beams spanning to steel or timber columns to support a one-way heavy timber panel. ....
