Failure to plan The City Commission soon faces enormously consequential votes. One involves spending a $32 million windfall. Another set determines how Gainesville develops. Owners of a property beside Depot Park want maximum up-zoning to instantly quadruple its value. They successfully resisted broadly rezoning the South Main Street area during public hearings in 2014-2015. Their attorney said they refuse less than downtown (DT) zoning now. The city plan board narrowly approved what they want, also overturning minimum property size for isolated transect zones citywide. South Main would be rezoned piecemeal. That’s a failure to plan. Enough contiguous land is zoned DT to last decades. Some has been vacant for years.
