日前，《每日经济新闻》记者以购房者身份走访昆明巫家坝、盘龙区等多个公寓集中区域时发现，包括碧桂园、万科等在内的品牌房企公寓项目也加入了降价行列，就算是以往占据交通优势、价格坚挺的项目也不例外。
每平方米降价两三千元
作为昆明未来的商务CBD，巫家坝片区正处于如火如荼建设中，位于广福路与巫家坝路交汇处，不足30米的距离内就矗立有招商、世茂、中铁建等3个项目的广告牌，此外片区内还聚集了保利、金茂、中海、绿地等众多大型房企，在大举布局住宅外，大部分项目均规划了一定体量的公寓、酒店等商业产品。
“‘买一套，第二套半价’房源基本已经卖完了，近期我们将推出一栋新的公寓楼，前期冻资3万元，等开盘时就可以享受一口价优惠。”巫家坝保利·天际项目置业顾问张琴（化名）向《每日经济新闻》记者举例，一套面积30.41平方米的公寓，总价在48.8万元，但“如果现在冻资3万元，开盘一口价32.2万元，相当于优惠了16万元，就算没选到房，冻结的资金到时候也是可以解冻的。”
该置业顾问进一步向记者解释称，目前巫家坝片区基本所有项目均处于建设中，作为昆明未来的CBD，无论是自住还是投资都会有着不错的收益，“特别是现在周边项目价格均相比前期有着或多或少的优惠。”
距离保利·天际项目售楼部不足50米处便是金茂进入昆明的首个项目金茂广场售楼部，目前项目住宅部分已销售完毕，在售的也是公寓。尽管才下午2点多，项目现场已有10余组购房者在咨询了解，“目前项目价格在8000-9000元/平方米，相比前段时间的单价降幅有两三千元。”金茂广场置业顾问李林（化名）表示。
不仅巫家坝片区，今年以来，昆明公寓价格持续走低，呈贡区、盘龙区等多个项目公寓价格跌破7000元/平方米，直探6000元/平方米甚至更低。
如6月下旬，位于盘龙区的碧桂园·KCC云南映象推出最低6800元/平方米的公寓，4天卖出了961套，与今年高峰期相比下降了3000元/平方米。
就在碧桂园打折卖公寓的同时，万科、佳兆业、新希望等一些品牌房企的项目也加入了降价行列。
“最近两个月，有些公寓的销售价格其实已经低于成本价，有些开发商的诉求变成了哪怕少亏一点，只要能快速回款也行。”

一头部房企云南区域相关负责人告诉《每日经济新闻》记者，受制于产品本身缺点以及存量太大等因素影响，公寓销售比较缓慢。以往开发商为了回收资金，对公寓的定价本身就比较保守，对利润要求不高。然而这一愿望从去年下半年开始越来越难实现，因此许多项目开始推出只求覆盖开发成本的特价公寓。
