April home sales in South Carolina were up 41% from last year and coastal areas like Charleston, Hilton Head, Beaufort and Myrtle Beach continue to lead in sales, South Carolina Realtors said in a news release. Myrtle Beach sales in particular were up almost 80% year over year.
Amanda Kennedy-Colie, real estate agent at Matt O’Neil Real Estate, said her most recent sale in Charleston’s 29414 ZIP code had 34 showings in two days. The house sold for $25,000 more than asking price after the homeowners received 16 offers above list price.

According to data released by the
Charleston Trident Association of Realtors, there were 71% fewer homes for sale over the last 12-month period. At the end of January, there were 2,062 active listings representing just one month worth of available inventory, a new record low.
With such few options on the market, competitive prices are expected as multiple offers will come in for quickly closing homes, said Rusty Hughes, president of the Charleston Trident Association of Realtors.
“This puts the ball in the court of the sellers and presents a real challenge for buyers,” Hughes said. “With such low inventory, buyers need to be more prepared than ever.”

CHARLESTON, S.C. (WCSC) - The price of a home in Charleston continues to skyrocket as more people flock to the area.
“We cannot build houses fast enough to keep up with demand of people migrating to our city,” Matt O’Neill, CEO of Matt O’Neill Real Estate, said.
Data generated by the Multiple Listing Service shows the Charleston area has hit its lowest supply of houses in 20 years with around 2,300 homes on the market. The same data shows a need for 10,000 more listings to bring the market back into balance.
