The average property tax bill in New Jersey was $9,112 last year, but some taxpayers pay just a fraction of that.
Here’s a look at where people are paying the least in every county, which is measured by the average property tax bill. The average property tax bill is a function of a town’s tax rate and its average residential property value.
The second yard stick is the equalized tax rate.
Some towns assess the value of homes at about 100 percent of what they’ll sell for on the market. Others, however, assess homes at a much lower value because time has passed since the last revaluation. Those towns might charge a higher tax rate on its properties to generate the same amount of tax revenue as another town. So your tax rate could be higher than someone who owns a similar house in another town, but you may not actually pay more if your town says your house is worth ....

But in these 30 towns, taxpayers pay anywhere from half to 6% of that average tax bill.
