报告:北京甲级写字楼市场下半年整体将保持供需平衡 ——凤凰网房产长沙


高力国际董事总经理邓懿君表示,在大宗租赁成交的支撑下,本季度CBD市场出现快速去化,净吸纳量(剔除自用影响)超过9万平方米,空置率进一步降至13%。丽泽、东城商务区和亚奥市场也达到了5万平方米左右的去化量。金融街市场目前是本季度唯一出现企业外溢的市场,整体空置率依然保持低位,进入阶段性调整时期。
高力国际报告指出,从供需两端来看,下半年市场整体上将保持供需平衡。预计入市的新项目体量在60到70万平方米左右,大部分将集中在今年三季度。虽然供应压力依然很大,但市场空置率出现大幅攀升的概率非常小。
“下半年可能依旧会出现供大于求的情况,但整体全年市场大概率会实现供需平衡。”高力国际华北区研究部董事陆明认为,以互联网科技为首的新经济行业目前占据了市场5000平以上大宗成交近五成,预计未来这一趋势或将延续。此外,在未来的两三年内,北京市场新增项目将大幅减少,整体市场都将处于稳定去化阶段。

报告:北京写字楼年度净吸纳量或创十年新高 ——凤凰网房产北京


高力国际华北区董事总经理严区海在当日的新闻发布会上表示,截至2021年二季度,北京甲级写字楼市场净吸纳量近37万平方米,扣除自用和预租面积后,市场去化量近25万平方米,基本和一季度持平。
与历史数据相比,上半年北京甲级写字楼市场累计去化面积超过50万平方米,已达到过去许多年份全年的吸纳量总和。严区海说,连续两个季度市场去化超过20万平方米,这种情形还是近十年来北京甲级写字楼市场首次出现。
虽然二季度新项目入市规模依然巨大,但强劲的需求导致甲级写字楼空置率连续两个季度下降。二季度北京甲级写字楼市场新入市项目增加到31万平方米,但空置率降至18.2%。二季度,北京写字楼市场平均租金为每月每平米341.5元人民币,环比降幅持续收窄。
展望后市,高力国际华北区研究部董事陆明表示,由于供应压力巨大,下半年北京写字楼市场可能依旧会出现供大于求的情况,但整体全年市场大概率会实现供需平衡,“我们相信,年度净吸纳量也极有可能创出十年新高”。
陆明认为,从目前的市场走势来看,市场调整的时间窗口即将关闭,市场正在形成租金企稳的一致性预期。预计去年四季度19.4%的空置率将成为阶段性高点,在超预期的需求回升之下,今年底写字楼空置率有望同比出现实质性回落。
值得注意的是,二季度,高力国际数据显示,以互联网科技为首的新经济行业占据了目前北京写字楼市场5000平方米以上大宗租赁成交的近五成,是北京写字楼新增需求的主要来源。其次是金融(23%)和专业服务(13%),该机构预计,未来这一趋势或将延续,北京楼宇经济进入新经济驱动时代。
